2. How is this different from a warranty/service contract?

This is a fully bundled lease—not just a warranty. It includes your equipment, installation, service, maintenance, and repairs, all covered in one predictable monthly payment with no hidden fees.

3. What does the monthly payment include?

Everything:

· • Premium HVAC equipment

· • Professional installation

· • 10 years of parts and labor warranty

· • 2x annual maintenance visits

· • Filter and IAQ media replacements

· • No trip charges or diagnostic fees

4. Are taxes included with my monthly payment?

Taxes are not included in the base monthly payment shown by your Comfort Advisor.

Sales tax is added to your base monthly payment, calculated based on your zip code and typically includes city, district, county, and state taxes. Rates generally range from 5% to 9%.

5. Do I need to pay anything upfront?

No. The Comfort Plan requires $0 upfront—so you can upgrade your HVAC system without the burden of a large cash payment.

6.How do I get approved?

Your Comfort Advisor will walk you through a quick process.

Approval is based on a soft credit check (650+ FICO) with no impact to your credit score. Most customers are approved in under 60 seconds.

Additional verification requirements:

· • We will need to verify that you are on the title of the home

· • Identity verification will be required to complete the approval process

7. Can I customize the system with accessories like a media filter or UV light?

Yes! Your system can include approved IAQ (Indoor Air Quality) upgrades such as:

· • UV light systems

· • Media air filters

· • Electronic air cleaners

· • Humidifiers

· • And other eligible accessories

All bundled into your Comfort Plan and included in your monthly payment.

8. Who do I call if I need service or repairs?

Your local Heating & Air Conditioning Contractor team remains your service provider for the full 10 years. You'll receive automatic maintenance reminders, and your filters will be shipped directly to you.

9. End of term Options & Flexibility

At the end of your 10-year term, you have complete flexibility to choose what works best for you:

1.Upgrade

Upgrade your HVAC system with new technology.

2.Renew

Max 15 years total. Receive 25% discount for renewed payments & 25% of monthly payments saved towards a new comfort plan.

3.Buyout

Purchase the existing equipment and take full ownership.

4.Disposition

Return the equipment and walk away.

10.What if I move before the 10 years is up?

If your home is sold during the 10-year lease, you have flexible options:

1.Buyout at Closing

Pay off the remaining balance as part of your home sale closing.

2.Comfort Plan Transfer to New Owner

Transfer the lease to the new homeowner seamlessly.

3.Seller Prepays Benefits for New Homeowner

Prepay the remaining benefits for the new owner and receive a 5% discount.

11.Can my mobile home be covered under the Comfort Plan?

Your manufactured home or modular home can be covered under the Comfort Plan if it meets the following three requirements:

1.Modular or Manufactured Only

It is modular or manufactured, not mobile. If the unit is deemed mobile, it will not be approved.

2.Land Ownership Required

You must own the land. Leased or rented properties will not be covered. The primary applicant must be on the title for the land.

3.Approved Vendor List

Any products installed must be on our approved vendor list

12.Can I Pre Pay my Comfort Plan?

Yes. You may prepay the Comfort Plan at any time.

If you choose to prepay, you can pay all remaining monthly payments early at a 5% discount.

Important things to know about prepay:

· ✓Prepaying does not end the Comfort Plan

· ✓Prepaying does not transfer ownership of the equipment

· ✓LightReach continues to own the equipment

· ✓All service, maintenance, and plan benefits continue as normal

· ✓There are no future monthly payments after prepay

Prepay is simply a way to pay ahead for convenience or budgeting purposes. If you want to end the plan early and own the equipment, that would require a buyout, which is a separate option.

13.Why is third-party ownership better than owning they system myself?

With third-party ownership, you get the benefits of a high-efficiency system without the cost, risk, or hassle of ownership. Here's why it's better:

14.Can I buy out my Comfort Plan early if needed?

Yes. You may buy out your Comfort Plan at any time during the lease term.

How Buyout Amount is Calculated

Your buyout amount is the greater of these two calculations:

Option A

Net present value of remaining monthly payments (discounted at 6%)

Option B

22% of the Total Financed Cost

What happens after buyout?

· ✓The lease terminates and you take full ownership of the equipment

· ✓LightReach will assign the manufacturer's warranty to you (if not expired and able to be assigned)
